LeClair Village is a brand-new 39-unit development in 3 buildings conveniently located in Mashpee near Route 28 and Route 6. Among these units, 2 three-bedroom and 2 two-bedroom units are fully handicap accessible and 1 two-bedroom unit is a sensory unit. LeClair Village offers 59 on-site parking spaces available to residents at no cost. It is also a short drive to all of life’s everyday amenities, including local grocery stores, pharmacies, medical offices, hospitals, social services agencies, and recreational areas. Building A will include a leasing office, restroom, lobby, and a community room with a common kitchen.

  1. Household income must be within the maximum and minimum gross allowable income limits (tables below), however, if an applicant is below the minimum but can substantiate the ability to pay the rent, they are encouraged to apply. Income limits do not apply to subsidy holders.
  2. When assets total $5,000 or less, the actual income received is included in the annual income as income from assets. When assets exceed $5,000, annual income includes the greater of actual income from assets or a .06% imputed income calculation.
  3. In addition to income and asset eligibility the applicant will also be subject to a Tenant Selection screening by the project and determined eligible. This may include passing reviews on credit scores, tenant history, and criminal background checks.
  4. Households cannot own a home, including homes in a trust.
  1. First preference shall be given to households requiring the total number of bedrooms in the unit based on the following criteria:
    • a) There is at least one occupancy per bedroom, unless Household member needs a larger unit due to a disability as a Reasonable Accommodation.
    • b) A married couple/partnership, or those in a similar living arrangement, shall be required to share a bedroom. Other household members may share but shall not be required to share a bedroom.
    • c) A person described in the first sentence of #2 above shall not be required to share a bedroom if a consequence of sharing would be a severe adverse impact on their mental or physical health and the lottery agent receives reliable medical documentation as to such impact of sharing.
    • d) A household may count an unborn child as a household member. The household must submit proof of pregnancy with the application.
    • e.) If the applicant is in the process of a divorce or separation, the applicant must provide proof that the divorce or separation has begun or has been finalized.
  1. Second preference shall be given to households requiring the number of bedrooms in the unit minus one, based on above criteria.
  2. Third preference shall be given to households requiring the number of bedrooms in the unit minus two, based on above criteria.

Property Information

The site is comprised of approximately 13 acres of land on three contiguous parcels owned by the Town of Mashpee. Through a competitive RFP process directed by the Mashpee Affordable Housing Trust, Housing Assistance, and Preservation of Affordable Housing (POAH), were awarded development rights to the property and proposed to construct 39 new affordable rental units in three buildings.

LeClair Village is designed to be a certified passive house under the strict Passive House Institute of the US (PHIUS) standard.
